There is an interesting article by Idealista that quantifies, at a provincial level, the time it takes to sell houses through online ads.
Let’s quote the title and the reference table and then make some further considerations.

The map of selling times, how long a property ad remains online in your city.
Clearly, we are talking about a particular two-year period, strongly marked by the pandemic, but one cannot fail to notice the liveliness of Trieste real estate market, which is moving very quickly online – as Idealista wrote – but also off-line, as we insiders can affirm.
There remains, most likely, a certain difference, not specified in the article, between real estate advertisement by private individual and by agency. A difference that certainly affects the flow of the sale, both in terms of the professionalism with which the property is offered, and the channels (albeit online) through which it travels in the great world of the web.
An ad with photos of a certain type, suitably arranged and described perhaps in a more emotional style is by its very nature more impactful. Consequently, the more impactful the article, the more easily it will be noticed and, if the price is appropriate to the market (a parameter that is not easy to define without the support of an agency), the faster a buyer will come. In the same way, the channels to which the agencies have access allow a greater capillarity and different evidence of the advertisements published by the various portals.
Speaking then of speed, it is necessary to consider not only the initial purchase/sale agreement, but also the subsequent control and completion of all the checks and paperwork that make it possible to close the sale/purchase, in a secure and serene manner for both seller and buyer. Certainty that derives from competence, experience and precise knowledge of regulations, which is mostly the prerogative of estate agents.
But the news that emerges is good: the Trieste property market is lively and fast, so it is a great time for both buyers and sellers
